Private sector leasing scheme (PSL)

With this scheme, we manage the property and tenant.  We offer guaranteed rent, paid in advance, for the duration of the lease agreement.

We also deal with repairs that happen because of the tenant's use of the property.

What we are looking for:

  • Family-sized accommodation (requirements will vary according to demand)
  • Empty property in good condition
  • Property within the borough of Hounslow
  • Unfurnished property but with a cooker in the kitchen (if the hob or cooker is gas, this must be included on the gas safety certificate)

Requirements

To meet our requirements, you will need to provide:

  • a valid energy performance certificate (EPC) with SAP score exceeding 50
  • a valid gas safety certificate
  • a valid electrical safety certificate (valid for the duration of the tenancy)
  • asbestos survey
  • proof of smoke alarm
  • proof of carbon monoxide detector (if applicable)
  • proof of fire check door
  • proof of building insurance to:
    • cover leasing to the council
    • include public liability of a minimum of £2 million
  • Homecare Four (24h) with no excess to include central heating, electric cover, boiler, and controls along with plumbing and drains or equivalent cover for electric heating
  • permission to let from mortgage lender (if applicable)

Your responsibility during the lease:

  • Keep the property structure maintained internally and externally as described within the lease agreement
