Fees and refunds

The fee for a new or renewal HMO licence is made up of two parts:

  • a base fee
  • an additional fee for each household in the HMO

The base fee is:

  • £1,480
  • £1,385 if you're an accredited landlord

The fee per household in the HMO is £25.

There is an additional fee for assistance with measuring rooms and providing your sketch plan.

Accredited landlord discount

You can receive an discount on your application if you're a member of any of the following schemes:

  • London Landlord Accreditation Scheme (LLAS)
  • National Landlords Association (NLA)
  • Residential Landlords Association (RLA)
  • Association of Residential Letting Agents (ARLA)
  • National Approved Lettings Scheme (NALS)
  • Royal Institution of Chartered Surveyors (RICS)
  • UK Association of Letting Agents (UKALA)

Refunds

We will give a full refund for an HMO property licence application if it was made by mistake. For example, where:

  • there was a duplicate application for the same property
  • the property was not an HMO that needed to be licensed

We will not give you a refund if:

  • you withdraw your application at any stage
  • we refuse your application
  • we revoke (take away) your licence
  • you are subsequently refused planning permission for your HMO
  • your property ceases to be let as an HMO during the term of the licence
