You need written permission from us to make alterations to your leasehold property.
An alteration is any form of change made to the original property. This can be either:
- structural (for example, changes to the internal layout, installation of new central heating system, extensions, altering of services when fitting new kitchen or bathroom)
- non-structural (for example, replacing kitchen units and bathroom suites without changing the layout or the supply services)
- erecting new buildings (for example, a shed or outbuilding)
The consent you need from us is in addition to any planning or building control consent that may be required for the work.
Please note that we will not give consent to replace your windows. This is because window frames are owned and maintained by the freeholder under the terms of your lease.
Applying for consent
You need to complete an application form before you start any alteration work to the property. We will ask for:
- details of the proposed works with proposed start and end dates
- clear before and after sketches (in pen) that are suitable for our permanent records (or detailed plans for major alterations)
- your contact details
- contact details of proposed contractors
- a copy of contractors’ public indemnity insurance (if appropriate)
- copies of planning or building control consent (if appropriate)
- payment of our initial fees
After you apply
We'll assess your application. We will not withhold consent without good reason.
We'll advise you of the fee we'll charge, which will vary depending on the nature of work you're proposing. It may also be necessary to vary your lease to include the alteration. You will be responsible for both your own and the council’s costs.
If alterations are made without consent
This would mean a breach of your lease and we would take action to remedy it.
If the alteration was carried out by the previous owner, you will be liable for the breach and required to take appropriate action to remedy it. This may mean either:
- applying for retrospective consent
- reinstating the property to its original condition
